How to Build a Winning Application

1. Speed is Key

The best properties in Auckland move fast. Have your basic details ready to go the moment you leave the viewing. We recommend having a digital “Tenant Folder” on your phone with your pre-verified information.

2. The “Staged” Information Rule

Under Privacy laws, we only ask for what is necessary at each stage:

Initial Stage: We need your contact details, proof of ID, and the number of occupants.
Shortlist Stage: If you are a preferred candidate, we will then request your consent for credit checks, criminal history, and proof of income
What we won’t ask for: We do not require bank statements showing your spending habits, nor will we ask about your political or religious beliefs.

3. Quality References

Don’t just list names. Ensure your referees (ideally previous property managers or landlords) know to expect a call from Brightside. A quick response from a referee can be the difference between you and another applicant.

A: No. At Ray White Brightside, we respect your privacy. Under the Privacy Act guidelines, property managers are discouraged from “social media scrubbing.” We base our decisions strictly on your rental history, creditworthiness, and professional references.

Q: Can I apply for a property without viewing it first?
A: Generally, no. We want to ensure the house is the right fit for you to avoid “tenant remorse.” If you are moving from out of town, you can appoint a representative to view the property on your behalf, but someone must physically inspect the home before a tenancy agreement is signed.
