Whether you’re just receiving the keys or preparing to hand them back, the “handover” is the most critical part of your tenancy. At Ray White Brightside, we use these checklists to ensure total transparency. By following these steps, you protect your bond and ensure your new home is safe, healthy, and ready for living.

Part 1: Moving In (Setting the Standard)

Your move-in day is when you establish the “baseline” for the property’s condition.

  1. The Digital Condition Report: Within 24 hours of moving in, you will receive a digital inspection report. Walk through the property and add your own photos/comments. This is your insurance policy against unfair claims later.
  2. Utility Connections: Ensure your power, internet, and gas are switched to your name from Day 1. (Ask us about our partner services that can do this for you for free!)
  3. Healthy Homes Verification: Check that the heat pump, extractor fans, and smoke alarms are functioning. If something isn’t right, log it in the Maintenance Portal immediately.
  4. Entry Photo Gallery: Take “empty room” photos of floors, walls, and inside the oven. Even if the property looks perfect, having a timestamped record is vital.

Part 2: Moving Out (Protecting Your Bond)

New Zealand law requires you to leave the property “reasonably clean and tidy.” To ensure a full and fast bond refund, follow this guide:

The “Clean & Clear” Checklist:

  • Kitchen: Clean the oven, stovetop, and rangehood filters (often overlooked!). Wipe out all cupboards and drawers.
  • Bathrooms: Scrub tiles and grout to remove soap scum. Ensure the toilet and vanity are spotless.
  • Floors: Vacuum all carpets and mop hard floors.Note: You are not legally required to professionally steam clean carpets unless there is specific damage or pet odors.
  • Windows & Walls: Wipe down windowsills and remove any scuffs or “blue-tack” marks from walls.
  • Gardens & Exteriors: Mow the lawns, weed the edges, and ensure all rubbish is removed from the property.

The Handover:

  • Final Water Reading: If you pay for water, take a photo of the meter on your final day so we can calculate the closing invoice.
  • Key Return: All keys, remotes, and fobs must be returned to our office by midnight on your final day.
  • Digital Bond Refund: Once the exit inspection is passed, we will initiate the refund via the Tenancy Services Portal. Ensure your bank details are up to date in their system for a 2-5 day payout.

Frequently Asked Questions (FAQs)

Q: Do I have to pay rent until I hand the keys back?
A: You are liable for rent up to and including the final day of your notice period or fixed-term lease. If you move out early but your lease hasn’t ended, you are still responsible for the rent and the security of the property until the official end date.

Q: What is “Fair Wear and Tear”?
A: This refers to the gradual deterioration that occurs naturally over time, such as slightly worn carpet in high-traffic areas or minor fading of curtains from the sun. You are not responsible for these. However, you are responsible for “Careless Damage,” like a wine stain on the carpet or a hole in the wall.

Q: How long does it take to get my bond back?
A: Once both you and Brightside sign the digital bond refund form, Tenancy Services typically processes the payment via direct credit within 3 to 10 working days. If there is a dispute over cleaning or damage, this can take longer if mediation or a Tribunal hearing is required.
